One of the most common questions we have gotten from our clients over the years across the country has always been the following:

What is more important at the end of the day when trying to maximize the overall value of my home, the materials that we use or what it is going to look like when it is all done?

Well unfortunately there is no one answer to that question and just like many other great questions in life, it depends.

What Can You Afford?

I think the best answer that we can put into words for anyone out there reading this is to try and find that perfect balance between the cost that you can afford to spend and aesthetic appeal.

drainJust like we mentioned before in regards to increasing your properties value by more than what you actually spend, it is important to not try and simply find the cheapest materials and contractors to do your job.

On the other hand, you don’t want to go overboard and spend more than you can really afford in hopes to make all of your money back because at the end of the day, there really is no guarantees in this business.

When deciding on what roofing materials (like the many seen here) will be used in an attempt to gain the full potential value of your home, don’t be afraid to ask your contractor about whatever information you would like to know. More often than not, they are more than happy to share the information that they know about their craft and educate you.

The Ultimate Goal

Whether you are visiting our page as a home buyer or seller, there is one goal that you should have. That goal is ultimately to make money on the investment you are planning on making and in today’s market place that is not always an easy goal to obtain. Although the market as a whole isn’t as bad as we have seen in recent years (hopefully we won’t see a repeat), it still isn’t exactly thriving and our ultimate goal is to maximize your properties potential value.

Don’t Be Cheap!

When it comes to selling a home, you can generally count on gaining much more on your property than you probably spent when it comes to home renovations and improvements.

windowWhat we mean by this is that if you end up spending let’s say $1,500 to have your roof and siding redone on your home, you can generally expect the overall value of your home to go up by more than that amount if you plan on selling in the future.

So keeping that general logic in mind, we typically advise our clients to not be stingy when it comes to improving their home before they start trying to sell it. Keep in mind however, that this is a general rule of thumb and you shouldn’t always expect this number to greatly increase when it comes time to sell.

After Weeding Out A Few

As we briefly mentioned before, don’t ever be afraid to ask whatever company or contractor that you want to hire for any form of paperwork in regards to insurance or liability. If they are not prepared to show you whatever you request immediately, then it is best to move on to the next choice.

Be Picky!

Something that we here at Chautauqua Real Estate have always told our clients is to never be afraid to be picky about who you hire! You are spending your hard earned money on something that you hope to eventually make you money someday (or at least break even!) and a lot of this will depend on who you hire to do the job.

chaut3Like we talked about before, we generally only work with and deal with homes that are on the more expensive end of the spectrum which requires us to only work with companies and contractors that have been around for years and have made a reputation for themselves.

Everything seems to check out and if you are worried about anything, don’t hesitate to call the company directly and have them address any questions or concerns you may have.

Now click here for a short list of some of the things we advise any of our clients to look out for when they are searching for the perfect contractor. Although they listed no insurance and paperwork as #5, we tend to believe that this is one of the most important things you can do and feel that it should be more towards the top of the list.
